A single storey rear extension is proposed to replace the existing small extension. The new extension will have a pitched roof with open ceiling inside, and be used a dining area off the main kitchen. The client has chosen a rendered finished for the new extension with rear facing window and french doors off to the side.

Unlike the existing extension, the new one will be constructed to the latest building regulations standards.

Because it is proposed to extend three meters out, the extension is covered by permitted development and so planning permission is not needed, just building control.
