Extension Costs

There are three main costs involved in building an extension.

1. The architect’s costs for drawing plans and providing structural calculations

The prices quoted by Plans for Extensions are fixed. They include the plans, structural calculations and all forms filled out for building control and planning permission approval. Prices start from £350 and depend on the size and complexity of your extension. I can give a free quote for the cost of plans for your extension.

2. Council fees

Building control is required for all extensions. The council fee is between £350 and £650 depending on the size and complexity of the extension.

Planning permission is not always needed and depends on the size and position of your extension. If planning permission is required, the fee is £150.

3. Building work costs

For a single storey extension, it is safe to estimate the cost of building work at £1000 per square metre.

For a two storey extension, estimate the building work at £1000 per square metre for the ground floor and £600 per square metre for the first floor.

Two storey extensions are around 30% more than single storey extensions.

These estimates  include an interior completely finished with radiator and electrics which is plastered and ready to decorate.
