The cost for plans includes everything you need to get planning approval if necessary and building control approval. We will work with you on designs and make as many alterations as necessary to make sure you’re 100% happy with it. When work starts we will always be there to answer any questions you or your builders may have.
Simple structural calculations will be included in your quote, however more complex designs such as portal frames or raft foundations are provided at an additional cost if they are needed. We can provide an estimate for this if you wish.
Planning can seem like a complex process if you are not familiar with the requirements. We submit planning applications on behalf of clients every week for a wide variety of projects and can easily take care of this process for you.
You will need planning permission for single storey extensions over 4m high and for two storey extensions. We also deal with planning permission for commercial projects such as Change of Use.
For some projects you don’t need planning permission, but you will almost always need building regulation plans and building control department approval. We use a private approved inspector – Quadrant – to ensure projects are processed as quickly as possible.
If you or your builder has a preferred building control inspector we are more than happy to submit the application to them on your behalf instead.
We can do structural calculations and detailed plans for absolutely any kind of new steel work, from simple beams and loft conversion to a full portal frame to create the most impressive open plan kitchen-dining and lounge area.
We can also design raft foundations and retaining walls. Raft foundations are often required by the building inspector when ground conditions are poor. These can be a more economical option.
Sometimes you can transform your home without the need for an extension. Removing internal walls to change the layout of your home or even just replacing French doors with larger bi-fold doors can make a real difference.
We can provide plans and calculations for smaller projects like these as well as for extensions.
New Builds and Conversions
As well as extensions we are able to design new build projects such as self build, new dwellings.
If you are unsure about the plot you have in mind we would be happy to advise on size and design to get the best results from planning.
We have worked closely with planning departments in Rotherham and Sheffield to have both new residential dwellings and a mix of residential and commercial new builds granted planning permission.
The previous owner of Firbeck Social Club contacted us to draw plans for a new build to be able to sell the land with planning permission.
We have helped the new owner with amendments to the new dwelling plans, volume calculations and CIL form to allow demolition of the social club building and construction of the new dwelling to begin.
