A Proud Standing New Build Home In Sheffield 13

Our client recognized the potential to maximize their property by utilizing the side garden to create an additional home. However, as the plot was on a corner, securing planning permission presented some challenges. We knew that the planners would carefully assess the proposal in relation to the existing street scene, building lines, and the provision of adequate parking and garden space.




The Challenge

To minimise the overall time scale and to get the planners on board early in the process we knew we had to think carefully about the size and position of the proposed dwelling along with the materials we wanted to use and the amount of parking and garden space we could fit in. The impact on the existing dwelling and it's facilities would also be taken into account


Our Solution

To navigate the potential planning hurdles, we designed a stylish yet practical new build that seamlessly complemented the surrounding properties. The home features a well-thought-out layout, including a downstairs WC, an open-plan kitchen and dining area, and three comfortable bedrooms. Additionally, the property benefits from off-road parking and a generous garden, ensuring a functional and attractive living space.

Once planning approval was secured, we provided full technical specifications and guidance for the building control application. New build projects must meet strict regulations, particularly regarding energy efficiency and thermal performance. By working closely with the client and building control officers, we ensured compliance with all requirements, leading to a successful sign-off.


The Outcome

The end result is a modern, energy-efficient family home complete with solar panels, that not only enhances the local area, but also represents a strong investment for our client.
