Maximising Roof Space Potential In Mansfield

The Brief

Our client had previously converted part of their loft into a bedroom, but much of the space remained underutilized as storage. Given the generous footprint of the property and its steep roof pitch, there was a clear opportunity to create additional living space with minimal structural changes while enhancing the home's overall value. The primary objective was to transform the house from a two-bedroom dwelling—one of which was on the ground floor—into a well-balanced, spacious four-bedroom home.




The Challenge

The client wanted to achieve this without significantly altering the external character of the property while ensuring the interior layout met modern living standards. In addition to adding two more bedrooms, they also wanted to improve the bathroom facilities, allowing the home to function as a true family property.


The Solution

To maximize the available space, we designed contemporary clad dormers on both sides of the roof, incorporating stylish corner windows to bring in natural light and create a sense of openness. These dormers effectively added another full storey to the home, utilizing the entire footprint and significantly improving the walking space within the first floor.

Given the original roof’s steep pitch, the layout was carefully planned to ensure good headroom and a functional arrangement of rooms. The result was four well-proportioned bedrooms, including a master with an en-suite, as well as a spacious family bathroom.

As part of our service, we provided full architectural plans, detailed specifications, and structural calculations. This not only allowed the client to visualize the transformation but also ensured smooth building control approval and compliance with all relevant regulations.


The Outcome

The home now features a well-balanced, traditional two-storey layout, with all four bedrooms situated on the first floor. The former ground-floor bedroom has been repurposed into a dedicated dining room, enhancing the flow and usability of the ground floor living space.

Beyond the immediate benefits of added space and functionality, the transformation has significantly increased the home's market appeal. The contemporary dormers create a striking yet harmonious look, blending modern design elements with the property's original character. The additional bedrooms and upgraded bathroom facilities make the house far more practical for a growing family or future buyers.

By making the most of the available roof space, the client has effectively turned their property into a high-value investment while ensuring it remains a comfortable and desirable home for years to come.
